After years of rapid growth, single-family home values continue to rise—but more moderately.

  • Year-Over-Year Price Growth: 3.8%

Prices are still trending upward, just not at the double-digit pace we saw during the pandemic boom.

Sales Activity Cools Off

Buyer hesitation combined with limited housing inventory has slowed down market activity.

  • Single-Family Home Sales: Down 8.8% year over year
  • Pending Sales: Down 10%

Inventory Crisis: Supply Falls Far Short of Demand

Rhode Island’s housing inventory remains critically low—about half the national average. Even though new listings are trickling in, demand continues to outpace supply.

At the current pace of sales:

Single Family Homes: 1.5-month supply

Condos: 1.9-month supply

Multi-Family Homes: 1.7-month supply
