2024 Is A Record-Breaking Year for Home Sales

End-of-year sales of single-family homes in Rhode Island soared, according to December home sales data released by the Rhode Island Association of Realtors. The state witnessed a remarkable 30.3% surge in year-over-year home sales, marking the largest annual gain in sales since January 1999. This robust growth propelled the median home price to $470,000, a substantial 10.1% increase from December 2023.

A Decade of Consistent Growth

  • Double-digit year-over-year value increases have consistently fueled the Rhode Island housing market since January 2020.
  • The median sale price has skyrocketed from $285,000 in January 2020 to $470,000 in December 2024, representing a significant appreciation in home values.

Factors Driving the Market

  • Anticipation of Lower Interest Rates: “The anticipation of further rate cuts by the Federal Reserve seems to have lit a fire in our housing market in December,” explained Chris Whitten, 2025 President of the Rhode Island Association of Realtors. “When compared to the end of 2023, when sales were particularly low due to mortgage rates climbing toward 8%, it’s easy to see why sales were so much higher this year.”

Persistent Seller’s Market

  • While the number of homes for sale increased by 6.8% compared to the previous December, the sharp rise in sales activity continued to deplete inventory.
  • At the current sales pace, if no new listings entered the market, available inventory would be exhausted in just 1.6 months.

Market Segmentation

Condominium Market:
  • Sales rose by 22.9%.
  • Median price decreased by 4.2% to $345,000, the only market segment experiencing a price decline.
Multi-Family Home Market:
  • Sales increased slightly by 1.5%.
  • Median price surged by 13.5% to $545,000.
