Katy’s Bottom Line: RI Real Estate Market Update, Q3 2024

Nov 21, 2024 | Katy's Bottom Line, RI and MA Real Estate Topics

A Rebound in Single-Family Home Sales

It’s time for a Rhode Island Real Estate Market Update. After a slowdown earlier in the year, sales data released by the Rhode Island Association of Realtors indicates that the Rhode Island real estate market experienced a resurgence in the third quarter (July through September) of 2024. Single-family home sales saw a year-over-year increase of 8.5%, driven by a decline in mortgage rates over the summer.

Real Estate Market Update, RI 3rd Quarter 2024

Multi-Family and Condominium Markets

While the single-family market rebounded, the multi-family and condominium sectors showed different trends:

  • Multi-Family Market: Sales slowed down in the third quarter compared to the previous quarter, but median prices continued to rise, up 15.7% to $561,000.
  • Condominium Market: Sales increased by 7.4% year-over-year, while median prices remained relatively stable, declining slightly by 0.4% to $377,500.

Key Takeaways:

  • Median Price Surge: The median price of a single-family home in Rhode Island reached a new high of $490,000, up $42,000 from the previous year.
  • Dominance of Affordable Housing: Over half of all sales involved homes priced under $500,000.
  • Impact of Mortgage Rates: Declining rates in the summer fueled sales activity, but recent increases may slow the market again.

What to Watch

As we move into the fourth quarter, it’s important to monitor mortgage rates, as any significant fluctuations in these rates could impact buyer demand and overall market activity. While everyone looks to the Federal Reserve for interest rate cuts, Matt Fenster of Waterstone Mortgage reminds us that 30-year mortgage rates are closely tied to 10-year Treasury yields so it is just as important to monitor that space.
